Launch of mixed commercial and residential project Sept 20


























One such development is Kuching City Mall Development Sdn Bhd`s mixed commercial and residential project to be launched at its 103-acre site on Sept 20. KUCHING: Padawan Municipal Council, with an estimated population of over 300,000, is a fast growing area in the city`s outskirts.

Its availability of land for housing means more new development can be expected in the immediate future to cater to the growing needs of city folks.

One such development is Kuching City Mall Development Sdn Bhd`s mixed commercial and residential project to be launched at its 103-acre site on Sept 20.

The ceremony will kick off the development work of Phase 5 and 6 of the project to be developed over 15 phases. These two phases involve the construction of 89 units of three-storey contemporary shophouses to be completed by 2011.

Also proposed are 42 single-storey lockup shops (under Phase 7), a large double storey shopping complex (Phase 15) with an anchor hypermarket tenant and 659 units of double storey terraced and double storey semi-detached residential houses.

The shopping complex will offer a staggering array of household provisions and goods for families to shop in comfort.

There is also a proposed open air market occupying a section of the shopping complex building, offering free-flowing natural air, with good shade from the sun and rain.

A food court will beckon customers with its local and international cuisine.

There will also be a landscaped pedestrian walkway between rows of shophouses for the convenience of shoppers.

Parking would be a breeze with spaces for nearly 1,550 cars and 266 motorcycles at street level while the shopping plaza will provide a basement car park for 350 cars and a surface car park for 265 cars.

Located along the main road between Jalan Datuk Amar Kalong Ningkam and Datuk Stephen Yong (1.5km after Kim Hin Tiles Factory) are shophouses of contemporary design and layout.

They will become a focal point to complement and serve the existing matured residential areas in Taman Desa Wira and other surrounding areas (with an estimated population of 20,000).

The site is already linked by surfaced road to Taman Desa Wira and Batu Kawah MJC, just one and a half kilometres away. The existing SRK Arang Road is adjacent to the site.

This project is expected to become a new township to serve the needs of present residents in surrounding areas, and new ones with the completion of the proposed project for residential houses.

砂首长女儿花近三千万令吉入住渥太华第二贵私人豪宅













砂拉越首席部长泰益玛目家族富可敌国的消息再添一笔,他的女儿和女婿不久前入主加拿大渥太华 (Ottawa)第二昂贵,总值将近3,000万令吉的独立洋房。

渥太华当地报章《渥太华公民 报》(Ottawa Citizen)在1月19日报导了这项消息。

该报道指,根据市镇物业评估公司 (MPAC),嘉米拉哈米达(Jamilah Hamidah Taib)和其从事建筑发展业的夫婿西恩莫瑞(Sean Murray)买下这栋富丽堂皇的洋房。它的价格位居渥太华私人豪宅的第二位。

每年产业税近卅万令吉


“这对夫妻位于石崖公园 (Rockcliffe Park)庄园大道第688号的房子在去年全部完工,估价师认为,其价值是960万9,000加币(2830万令吉)。”

此外,他们每年必须交缴的产业税就已高达10万加币,或29万3,000令吉。

第一豪宅属于软体钜子


根据《渥太华公民报》报道,当地最昂贵的洋房则属于加拿大软体钜子迈克考普兰(Michael Cowpland)夫妇所拥有,其价值在1,253万5,000加币,或3,680万令吉。

迈克考普兰在 1985年创立Corel公司,是加拿大最大的软体公司,也是个人应用软体、绘图及桌面排版软件的第二大销售商。

嘉 米拉和西恩对商业雄心勃勃,拥有渥太华重要的产业公司之一,即萨多企业(Sakto Corporation)。

KFC to open more drive thru in East M’sia


















KUCHING: KFC Holdings Bhd (KFC Malaysia) plans on opening more “drive-through” outlets in East Malaysia to generate better store sales in the region.OSK Research Sdn Bhd (OSK Research) in its research report cited that KFC is looking to have more “drive-through” outlets as this would generate better store sales growth of about 25 per cent compared with the present 15 per cent growth.

It currently has about 25 “drive-through” outlets throughout Malaysia and targets to open another 10 more this year.

The group has plans to open more new restaurants in untapped areas (targeting 5-7 outlets), particularly in East Malaysia and small townships like Kelantan and Terengganu given that outlet rentals are lower on the East Coast making KFC restaurants there more profitable.

Last year, the East Coast region performed better with Kota Bharu being one of the top ten most profitable outlets for the group.

OSK Research believed that the outlets in East Malaysia will perform better this year given the stronger branding and less competition as Sugar Bun, one of the stronger fast food chains in East Malaysia, has closed down recently in Sabah.

Due to the advantages, KFC currently has a market share of 45 per cent in terms of the number of fast food outlets in the country.

On the other hand, it also aims to expand its franchisees in the Indian market. The research firm pointed out that currently KFC Malaysia has four existing outlets in India located at in Pune and Mumbai. The group is slowly expanding its business as it builds two more outlets which are targeted for completion in March this year. It also plans to open a total of between 10 to 12 outlets before the end of the year.

There are currently four franchisees in India while in Pune and Mumbai there are a combined number of 15 KFC outlets.

However, its management has provided assurance that KFC Malaysia has received support from Yum Brands whereby the other existing franchisees within the two cities are restricted from expanding their outlets.

KFC Malaysia also had the possibility of obtaining more franchise licences for other cities.

The pull back however was the expensive rentals in India. It was more costly to open an outlet in India compared with Malaysia, it observed.

A new outlet costs an estimated US$450,000 (RM1.53 million, assuming US$1.00 to RM3.40) in India compared with RM800,000 in Malaysia.

OSK Research said, although competition is India is tough, it believed the company may have the advantages over other fast food chains as its main product is fried chicken, which is usually preferred over its competitors’ signature menu items, which comprise beef. This is because the majority of the population is Hindu, making up 83 per cent of India’s population.

Other than that, KFC will also feature more vegetarian items on its menu in India to cater for vegetarians, who comprise 40 per cent of the population. Its management expected double digit growth in India which based on the past recorded same store sales (SSS) growth of about 15 to 20 per cent.

Meanwhile, the gestation period for KFC India will take some time before starting to contribute meaningfully. With only 55 outlets in Indian feeding a total population of 1.2 billion, KFC stands a chance to earn the benefits over the longer period.

KFC will gain in long term benefits given the massive population and great potential for growth in India.

Locally, KFC’s efforts to penetrate the suburban and rural areas through new outlets and Sudut Ayamas distribution outlets will continue to gain more support.

Aside from its restaurants businesses, KFC has innovative ideas on social welfare as well as improving its poultry business. It is targeting to grow its Ayamas sales which contributed some 30 per cent of overall group sales through the concept of “Sudut Ayamas”.

The mode of distribution involved making available freezers storing frozen products and shelf stable products available at hypermarkets.

KFC also initiated a partly funded business on push-carts to build up the entrepreneurship in unemployed graduates by encouraging them to start a small business by operating a push-cart in local universities.

The push-cart, involving a start up of between RM2,000 and 3,000, will generally sell Ayamas hotdogs, bubble tea and mineral water. Soft loans are also available to these graduates to finance their working capital whereby they can lease the carts for RM250 per month.

However, OSK Research maintained its earnings forecast for financial year (FY) 2009 and 2010 with a neutral recommendation given the limited upside potential on the stock and pegged its target price at RM8.30, based on 11.5 times average peer price earnings ratio on FY10 earnings per share.

Kuching Tower (The tallest building in Borneo)

To be the tallest building in Sarawak, the Kuching Tower will house an office building and luxury hotel.

The Ground-breaking ceremony of the RM300 million state-of-the-art building was performed in October 2005 by the Chief Minister of Sarawak at a site located on the Kuching Isthmus, just east of Kuching City Centre.

Kuching Isthmus is part of the Kuching City Expansion Plan, which is in line with Sarawak Government’s vision to create a modern downtown to co-exist with the old historical Kuching city founded by the White Rajahs.

The Kuching Tower forms part of an integrated development plan by conglomerate Cahya Mata Sarawak (CMS) Group for the 240-acre Kuching Isthmus. Kuching Tower is owned by CMS Hotels Sdn Bhd, a subsidiary of Cahya Mata Sarawak Berhad. Construction is expected to complete in 2009.

Other developments include the new Sarawak Convention & Exhibition Centre, a park and yachting marina. In addition to current road access, river bus services will shuttle the public and visitors to and from Kuching city centre.

The construction of Kuching Tower is to support the Sarawak Government’s initiative to build a fully-integrated convention centre in Sarawak in order to tap on the lucrative Meetings, Incentives, Conferences and Exhibitions, or more popularly known as MICE, industry.

Sarawak Convention & Exhibition Centre

The world-class, fully-integrated, state-of-the-art, multi-purpose and flexible Sarawak Convention & Exhibition Centre will address the current “facility gap” in Sarawak for suitable infrastructure and venues to hold events of various capacity audiences and crowds. The purpose-built convention centre will accommodate meetings of up to 1,500 delegates.

To be located within walking distance of the Sarawak Convention & Exhibition Centre is the office building and hotel of Kuching Tower which would support the needs of delegates and visitors.

Kuching Tower will soar 150 metres high and provide commanding views of Kuching City, Sungai Sarawak, South China Sea and surrounding areas.

The building’s architectural design of sails reflects the importance of river systems and the sea to the people of Sarawak.

The first 12 floors of Kuching Tower will offer 200,000 square feet of first-class business support office space in a state-of-the-art building.

5 Star Hotel

A 315-room luxury hotel will occupy the 15th floor upwards.

PIKOM PC Fair 2010 (I) is here, which started from 2weeks ago (Early April). It is the 1st PC Fair of the year 2010. I went to PC Fair since few years back till now, every time there’s PC Fair I will sure go and have a visit no matter I have anything in mind to purchase or not. This year I would like to get the WD 1TB external HDD as my HDD gonna out of space coz took too much photo la! I want to get GPS (Papago / Garmin) too preferably with RMVB and AV-in support!

But for me, I still like PC Fair in PWTC better, because the KLCC PC Fair really badly manage for the past few times, all one way straight and if you decide to go out or halfway, you can’t! That’s the main problem, besides jam, crowded, expensive food, expensive car parking fees etc. What to do??

Want to buy cheap laptop or netbook? cheap pc? cheap pen drive/thumb drive, external hard disk (HDD), dvd-r, dvd-rw, cd-r, ram, Broadband like Streamyx, IZZI, Maxis 3G Broadband, Digi 3G Broadband, Celcom 3G Broadband, P1 W1MAX with wiggy, HWM Magazine, PC.com, pc accessories, mouse, keyboard, speaker, camera, DSLR, GPS, Projector, GPS, iPhone, BlackBerry, HTC… etc and a lot’s more. Last PC fair I bought a Asus EEEPC 1005HA netbook which is very good deal! But now all the netbook or notebook /laptop sure come with Win7 liao lo. Maybe there’s promo for HSBC from TMnet  too?

This year I think there’s still Broadband war as the Potong campaign and new 3G Broadband in the market, Digi 3G Turbo etc… What I don’t like is they will keep shouting and line up and like blocking the road… arghhh… I have broadband d k… but still they will ask you to subscribe etc…!

City One Mall Kuching














Soon to be the new largest mall in Kuching upon completion, total gross floor area of 68,000 sq meters, two block of commercial building connecting with a skybridge and a ground floor piazza. The building has 3-4 storey retail floor, it has more than 400 strata-titled shoplots for sells. Regarding to the news, the owner of the mall is still negotiated with several suitable retailer for the anchor tenant unit, the major tenant allocation will be announce as soon as possible after the decision is make. The mall is scheduled to be completed by before Christmas 2011.

Added: After the City One shopping mall earth breaking ceremony on November 4th 2009, the construction stalled at the pilling stage due to the financial problem. As of mid of April 2010, the construction works is finally resume and carry on.

The Borneo Convention Centre Kuching or (BCCK) is located in Kuching, Sarawak, East Malaysia. It is the first dedicated convention and exhibition centre in Borneo.

The buses would be equipped with Global Positioning System (GPS) and Close Circuit Television (CCTV) for tracking and monitoring the speed while providing security movement for the commuters.
They will also introduce a Fleet Timing Information (FTI) to enable commuters to plan their journey schedule by sending SMS to obtain arrival time of buses at their preferred bus stop.
The route would start from Kubah Ria to Bako (National Park) and vice versa, and passing areas such as Senari, Borneo Convention Centre Kuching (BCCK), Bintawa, Pending, Kuching South City Council (MBLS), Waterfront, Jalan Kulas and Jalan Muhibbah among others.

Suspected drunk man wreaks havoc at Travillion’s parking lot

A suspected drunk man wreaked havoc at the parking lot of a commercial centre when he crashed his car into six vehicles, resulting in three of them bursting into flames early yesterday.

The incident took place around 12.30am at the Travillion commercial centre in Padungan when the yet-to-be-identified driver of a Perodua Myvi rammed his way past three parked cars at the parking lot as he attempted to make his way out of the area.

He then crashed into the rear of a Perodua Kelisa, which caused the latter vehicle to slam into the rear of a BMW X5 and a Toyota Hilux parked nearby.

The Hilux belonged to five friends who had only arrived in the area 30 minutes prior to the incident, while the luxury car was said to belong to a grandson of a local businessman.

Despite the multiple collision, the offending Myvi driver did not stop and sped away from the carnage.

But he did not make it very far when he lost control of his car and plunged into a small ravine.

He then fled the scene on foot as the victims of his reckless act exited from their damaged vehicles to assess the situation.

One of them, a local woman in her 20s, who was a passenger in the Kelisa, told reporters that her car, along with the BMW and the Hilux, burst into flames about 15 minutes after the collision.

She and her friend, who is a foreign student at a local university, said they were extremely lucky not to have been hurt in the incident and lambasted the drunk driver for endangering the lives of other motorists with his reckless act.

Firemen from the nearby Padungan fire station rushed to the scene moments after the fire broke out and controlled the situation in a matter of minutes.

However, they were unable to prevent the three vehicles from being destroyed by the fire.
District traffic police officers were present to document and investigate the incident, and are also currently tracking down the culprit.

Tony Fernandes award Officier of the Legion d’ Honneur

AirAsia Group CEO Dato’ Sri Dr. Tony Fernandes was today conferred the title of Officier of the Legion d’ Honneur by the government of France for his outstanding contributions to the aviation industry.Mr. Dominique Bussereau, Secretary of State for Transport of France, conferred the title on Tony in a ceremony held in Paris and attended by some of the biggest names in European business.
Officier of the Legion d’ Honneur is the highest rank of honor that the government of France can award to a non-French citizen.  The Legion d’ Honneur was established by Napoleon Bonaparte in 1802 to recognize outstanding service to France.
